An estate cleanout and a household move are different jobs that often share one San Diego address. The cleanout empties the property. The household move carries the keep pile to a new home, a relative, or storage. Book them as two scopes unless one company writes both lines.

Name who has authority before anyone packs

An estate job needs a named decision-maker. That may be the owner, an adult child, or a person the family already designated. This page is not legal advice and it does not tell anyone how to settle a will or trust. If authority is unclear, pause the physical work until the family settles it.

The licensed mover should receive a keep list from that person, not from a hallway debate. Donation and haul-away lists need the same name.

Kensington, Talmadge, Clairemont, and Rancho Bernardo homes often turn over after long ownership. The housing stock changes. The need for a keep list does not. A long-held Clairemont garage plus attic can hold more discard volume than the keep furniture in the living room. Quote the discard as junk. Quote the keep furniture as a household move. One vague “estate job” number hides that split.

The senior downsizing checklist is the planning calendar when the owner is still in the home. This page is the split between cleanout labor and household moving.

Split keep, donate, and haul-away into three jobs

Keep furniture and boxes go on a household mover inventory with a destination. Donate piles need a named driver or charity pickup the family arranges. Haul-away volume goes on junk removal.

A full downsize in this market often runs $1,200 to $3,500. Junk removal often runs from a $95 single-item minimum to about $550 to $650 for a full truckload. Those are different products. Don’t compare them as one number.

If the keep pile is going into assisted living, use the assisted living move guide. If a coordinator is sorting while a crew waits, use the senior move manager comparison.

The senior moving service is the booking path for the household goods that travel.

Confirm the property access for each crew

Ask how many companies can be on site, where trucks stand, and whether the home is occupied. A Mission Hills hillside driveway and a Clairemont cul-de-sac are different staging problems. Confirm the address.

City of San Diego curb rules prohibit double parking, sidewalk parking, and blocking a driveway. Posted sweeping windows last the whole posted time. HOA gates in Rancho Bernardo are private rules. Ask the manager.

If the home will be listed, the family owns staging and lockbox timing. The mover owns the keep inventory. Don’t ask a junk crew to “make it show-ready” unless that sentence is on the estimate.

Keep documents and valuables with the family

Wills, deeds, jewelry, cash, and irreplaceable photos stay in family custody. They do not belong on a junk load and they often should not sit on a household truck. The do-not-pack list is the filter for refusals. Family valuables are a custody choice even when a mover would accept a box.

Medicines and records stay with the family. This page does not give medical advice.

Photograph rooms before goods leave if the family wants a record. Photos are not an appraisal.

Compare a cleanout quote against a moving quote on paper

Send junk companies the haul-away list. Send movers the keep list and destination. If you want one company for both, require both lists on one estimate with two prices or two line items.

Ask each company to put these items in writing:

  • Keep versus donate versus haul-away
  • Destination addresses for the keep pile
  • Packing included or excluded
  • Property access conditions the quote assumed
  • How extras are approved if more rooms appear
  • The legal company name and, for household goods, the BHGS license details

For the household-goods portion of a California move, verify the carrier in the BHGS Household Mover License Search. Read BHGS consumer information before you sign.

Master Movers San Diego matches families with independent licensed movers. The brand does not settle estates and does not perform the move.

When to call us

Call when the keep list has a destination and you need a licensed crew for those goods, or a match that can write a separate haul-away line. Call (858) 400-4069 and we’ll connect you with a permitted local mover.
